Full Service

Just as it sounds, we do it all. This includes:

  • Property condition recommendation & market analysis
  • Extensive marketing
  • Screening of prospective tenants
  • Negotiate rental terms
  • Executing leases and other paperwork
  • Perform move in inspection
  • Rent collection and online disbursement to owners
  • Trust accounts to handle tenant security deposits & rent payments
  • Handle tenants questions & maintenance request/issues
  • Schedule vendors to address repair and/or maintenance issues
  • Handle the eviction process, if necessary

The fee for Full Service is one month's rent, plus 8% of the gross rent per month.

Lease Only Service

We find the tenant, you manage the property.

  • Market the property
  • Screen potential tenants
  • Negotiate rental terms
  • Prepare lease paperwork
  • Collect required move-in funds

Once the tenant moves in, management duties go to you.
The fee for Lease Only Service is one month's rent.

Marketing Only Service

We enter it in MLS, you handle the rest.

  • Photograph property and advertise on multiple sites.   We will pay a the finders fee to the Agent who rents it.

The fee for Marketing Only Service is a one time, upfront fee of $550.
